Comps and the leverage brief
Know where the ask sits before you call the broker
See the asking multiple against similar listings in the same sector and size band. Then, for a deal you’re tracking, numan turns the comps, the gaps in the listing and the broker’s incentives into talking points you can bring to the call.

What you get
Comps that say what they compared
Each listing is compared with the same sector and size band first. If there aren’t enough of those, numan widens the comparison step by step, and always tells you which comparison it used.
Medians and ranges, not single points
Each sector and size cell shows the median asking multiple, the middle 50% range and how many listings it’s based on. Cells with fewer than five listings show only the count, so a thin sample never looks like a market.
Regional benchmarks
Revenue, SDE margin and multiple against peers in the same metro area, then the state, then nationwide, with a clear note when the comparison had to go national.
A leverage brief built on computed facts
Where the ask sits, what the listing leaves out, and what the broker is paid to do. The numbers, including public price cuts and how long numanknows has seen the listing, are worked out before the AI writes a word, and the brief cites them.
How it works
- 1
Open a listing
The comps panel places its asking multiple, asking price divided by SDE, against comparable listings.
- 2
Add it to your pipeline
The leverage brief is available on deals you’re tracking.
- 3
Generate the brief before the call
Get talking points in three parts, each tied back to the facts behind it, with a confidence score.
What it doesn’t do
Straight answers, so nothing here surprises you after you sign up.
- Comps are asking prices from active listings, not closing prices.
- Days tracked is a lower bound: it counts from the day numanknows first saw the listing.
- The leverage brief works on pipeline deals, not on every listing in the catalog.
