Buy-signal scorecard
The SBA math on every listing, and the highest price you should pay
Every listing is graded Strong, Caution or Pass by fixed, published rules: debt service coverage after your salary, stress-tested for higher rates and weaker earnings. Then numan works out your walk-away number, the most the deal can carry and still pass every test.
By the numbers
- DSCR floor every test has to clear
- 1.25xDSCR floor every test has to clear
- stress cases: rates up, cash flow down, revenue down
- 3stress cases: rates up, cash flow down, revenue down

What you get
A grade you can argue with
The verdict comes from rules, not a model. Debt service coverage below 1.25x is a Pass. Clear the floor in every stress case and it’s Strong. Anything in between is Caution. Every criterion shows the figure behind it.
Stress-tested, not best-case
Coverage is rerun with the rate two points higher, cash flow 20% lower than disclosed, and revenue 10% lower, which hits cash flow harder because costs don’t fall with it. A deal that only works on the seller’s numbers shows up that way.
Your walk-away number
The highest price that still clears 1.25x coverage in the baseline and every stress case, after the salary you need. It shows the gap to the asking price and names the test that sets the limit, and it updates when your salary or capital changes.
A checklist for the broker call
When a listing leaves out the numbers the scorecard needs, numan writes the questions to ask, and each one shows which missing inputs it would unlock.
How it works
- 1
Tell numan your capital and salary
Your down payment and the salary you need are the two numbers that change the math most. Without them, the scorecard uses 10% down and a $75,000 salary and labels both.
- 2
Open any listing
The scorecard runs on the listing’s disclosed price and cash flow against standard SBA 7(a) terms: 10.5% interest over 10 years with 10% down.
- 3
Read the verdict and the walk-away gap
See the grade, each test’s coverage ratio, context like the multiple against your target, and how far the ask sits above or below the most you should pay.
What it doesn’t do
Straight answers, so nothing here surprises you after you sign up.
- The walk-away number is a financing ceiling, not a valuation or a lender approval.
- The multiple, customer concentration and seller transition are shown as context. They never change the grade.
- AI writes the plain-English explanation and the broker checklist. It never sets the grade.
- Simulator deals are fictional practice cases, not real listings.
- The SBA eligibility pre-check reads the listing’s own text and your stated capital. It points out likely problems, but your lender makes the final call.
