Deal chat
A chat that has read the deal, not just the internet
Every deal in your pipeline gets its own chat, grounded in that deal’s listing facts, scorecard, walk-away number, checklist, notes and documents. Ask it anything, have it walk through a contract before your attorney does, or build a closing plan.
By the numbers
- chat per deal, rebuilt from that deal’s facts every message
- 1chat per deal, rebuilt from that deal’s facts every message
- document formats it can read
- 6document formats it can read
- models to choose from

- day plan it can build for after close
- 30/60/90day plan it can build for after close
What you get
It knows the deal
Listing facts, the buy-signal scorecard and walk-away price, the diligence checklist and its stage, team notes, recent activity, and your own capital, salary need and buy box are all in context on every message.
Contract read-throughs
Point it at an NDA, LOI or draft agreement on the deal and it walks through the key terms, unusual clauses, missing protections, and the questions to bring to your attorney.
A closing plan grounded in the deal
When the deal heads toward close, ask for a closing checklist covering timeline, escrow, licenses, entity setup, insurance and contract assignment, plus a 30/60/90 day plan for your first months as owner.
Pick the model
Fast and inexpensive by default. You or your org admin can switch to a larger Claude model when a question deserves it.
How it works
- 1
Add a deal to your pipeline
The chat is built from everything attached to that deal, so there’s nothing to set up.
- 2
Upload the documents
PDF, Word, Excel, PowerPoint, CSV and plain-text files can all be read. Upload the CIM, financials and contracts as they arrive.
- 3
Ask
Ask free-form questions, or ask it to review a document or build the closing plan.
What it doesn’t do
Straight answers, so nothing here surprises you after you sign up.
- It isn’t legal advice, and it won’t give a legal opinion. It prepares you for the conversation with your attorney.
- It reads one document at a time when you ask, not every file at once.
- Images and scanned PDFs can’t be read yet, because there’s no OCR. Neither can old .doc, .xls or .ppt files.
- Chat answers don’t carry structured citations. The memo, decision summary, fit score and leverage brief do.
