numan’s analysis

Fit check and buy-signal scorecard

Two different reads on every listing: the fit check (how well it matches what you want) and the buy signal (whether the financing math works).

The fit check

The numan fit check compares a listing to your buyer profile on six factors: asking price, cash flow, multiple, geography, sector, and your stated interests. Each factor is marked Match, Partial, Mismatch, or Needs data.

You get a tier (Strong fit, Worth a look, or Poor fit), a score out of 100, and a confidence level. This is numan’s judgment, written by AI. When the listing leaves out too much, the card says how many factors it couldn’t judge.

Fit checks run in the background when a listing lands in your inbox, so they’re usually ready when you open one.

The buy signal

The numan buy signal grades whether the deal can carry an SBA 7(a) loan. The grade is plain math, not AI: numan only writes the explanation, and it can’t change the grade.

  • Financing tests (these set the grade): baseline debt service coverage (DSCR), and whether coverage holds up with a 2-point rate increase, a 20% drop in cash flow, and a revenue decline.
  • Deal context (doesn’t change the grade): multiple versus your target, owner cash flow after debt payments (your own pay comes out of this), and whether the deal meets your minimum profit and budget.

The math assumes a 10-year loan at 10.5%, with your available capital as the down payment (10% if you haven’t set it). Lenders typically want coverage of at least 1.25x.

Like a lender, the buy signal takes the salary you need out of cash flow before measuring coverage. Set it in the Financing step of your buyer profile. Until you do, it assumes a $75,000 salary (the same default the walk-away price uses) and marks the coverage rows assumed.

  • Strong: baseline coverage clears the floor and every stress test passes.
  • Caution: baseline clears, but at least one stress test fails.
  • Walk away: baseline coverage is below 1.25x.
  • Insufficient data: the listing doesn’t give a price and SDE or EBITDA. The card tells you which number would unlock the grade.

Walk-away price and broker questions

When SDE is known, the card shows a walk-away price: the most you could pay and still pass every financing test after taking your salary. Set the salary you need in the Financing step of your buyer profile. Until you do, it assumes $75,000 a year.

Verify with the broker lists what to ask about the tests that failed or lacked data. Copy it as a message, or email the broker directly once the deal has a linked broker contact. The checkboxes are saved in your browser only.

Cost

Both cards use AI credits for numan’s writing. If you’re out of credits, the buy-signal grade still shows without the explanation, and the fit check asks you to add credits. See Usage credits.

Both are decision support, not advice. Check the numbers against the seller’s documents and talk to your lender, CPA, and attorney before you act on them.
